The media portrays living it up, partying, kicking it, hooking up, hanging out...the problem with this is that they don't show the consequences of living a life without discipline. It doesn't show how living a life without substance will soon catch up with you when you're in your late 20's and 30's. It doesn't show how sad and frustrated you are once you've matured and want more out of life. Now, you're ready to settle down...get married, start a family and buy a house. But, you've been turned down. All of those years that you squandered away your finances and your credit caught up with you.

As a Realtor and former Loan Officer, I see it all the time. It's painful to watch a family with 3 children cramped in an apartment, because mom and dad can't get approved to purchase a home. In most cases, it's not because they can't afford it, it's because they didn't PREPARE for it. They mis-managed their credit and have to suffer for things they did 5 to 7 years ago.

Right now, you have an opportunity to decide TODAY that you will not put yourself in that position a few years from now.

Suppose you purchased a home (good for you). You decided in 5 years or so that you wanted to go back to school to get your Master's or another degree (good for you). Instead of taking out a student loan, you decide to pay for schooling with the equity you've built up in your home (GREAT FOR YOU)!

Suppose you purchased a home (good for you). You decided to get married in 5 years or so (good for you). You need money to pay for your wedding and honeymoon, but instead of charging everything on your credit cards, you decide to pay for your wedding with the equity you've built up in your home (GREAT FOR YOU)!

Suppose you purchased a home (good for you). You decided that you want to start your own business, become an entrepreneur (good for you). You need start-up money to purchase the things you need for your new business. Instead of taking out a high-interest loan from the bank, you decide to start-up your business with the equity you've built up in your home (GREAT FOR YOU)!

I know that was a bit redundant, but I hope you get my point regarding the "real" benefits of owning your own home.

The sooner you purchase the greater benefits you will have (the younger you are when you purchase, increases the speed of growth in your investment). If you purchase before you're 25 years old, you will have certainly built up more wealth than if you waited until you were 35 years old.

I hope this is all starting to sink in (by now, you're probably sick of school and reading) - I understand. But, you simply cannot let what I'm saying pass you by and think "Oh, I have time for that." Technically, you do. But, so far...right now is the very best time. Remember, everyone (including the government) is supporting your efforts to purchase a home.

I want to share one of my favorite quotes with you: "I must do what I have to do, so that I can do what I want to do." This is so profound to me, because it says that you will be able to obtain all the things that you desire out of life, but in the meantime you have to hustle. That may require working more hours to save the extra money, or picking up a part-time gig for a few months (I did this in order to purchase my home), or putting yourself on a budget, going to home buyer seminars, reading literature about home buying, keeping your credit in good shape (or re-building your credit) and so much more!

I purchased my home at age 28. I wish I had someone pushing me toward homeownership when I graduated college at age 22! I want that for you. I want you to be on your 2nd or 3rd house by the age of 28 (while using your 1st and 2nd homes as investment properties).
